I have a 12 year old Magnolia grandiflora, still no flowers. Please help what am I doing wrong

Very healthy looking tree,leaves in good condition. Growing against a wall.
Approx 4mtrs high. and 3 mtrs wide.

You have to wait, Magnolias often take a long time to flower. Put strong wires on the wall and tie it in a fan shape to prevent it getting damaged in strong wind, other than that keep doing what you are doing.
