I have a baytree thats developed black marks on it's leaves as seen in the photo, what can I do & how can I treat it?

i am inclined to agree with sooty mould. it develops on the sticky residue from other insects like green fly.

Sounds like sooty mould, just wash it off with soapy water and keep it in an open place.
