From France, the hybrid quickly entered cultivation in England and other parts of Europe, and also North America. Its flowers emerge dramatically on a bare tree in early spring, with the deciduous leaves expanding shortly thereafter, lasting through summer until autumn.

I expect it's sheltered in that spot Bathgate? Is there any danger of it getting touched by frost?

Well, the IRT Subway line runs just beneath Broadway. That normally generates enough heat to keep it cozy. The other trees are at the mercy of mother nature. We've had such an usually long and cold winter, everything is a few weeks behind anyway.
