My apple tree only had a few late flowers and no fruits have set. there is now a large infestation of woolley aphids and many leaves have orange and brown spots and are falling off. I obviously have a virus and will destroy the tree. What treatment does the soil require before planting another fruit tree.

Woolly aphids and rust can both be treated, so if you were happy with the tree before, it can be saved.
But if it's been neglected, tastes mediocre or is too big for its position, then maybe replace it.
If you haven't already started cutting it out, I'd give it a darned good general purpose feed, keep it well watered this summer, and treat for pests and diseases.
If you normally summer prune, I'd go lightly, and I probably wouldn't prune this winter.
But then, my apple didn't flower at all this spring because I was savage with my pruning last year, so what do I know?
