Lack of water probably - new trees need a good few gallons of water every week, and twice a week when its dry for their first two years. After that, they can be trusted to seek out their own water during most dry spells. That's the most likely explanation, but hard to be certain without seeing the tree when the leaves are yellowing... it could have one of several cultural or infective problems.
