Looks like Brown Rot - this is a fungal infection, gets in through cracks or holes in the fruits - cracks or holes can be caused either by insects, irregular water supply, physical damage, and the fungus gets in through there and the fruit rots. Remove all affected fruits, with a short spur from the branch as well, clean up any rotting fruits on the ground, clear away any debris from beneath the tree.
