Thank you Grindle..could do with more space and more money to fill it! But guess I must be realistic..we are not getting any younger. Wish we had downsized to smaller house larger garden years ago!

Thanks Stroller/Annella. Sorry Stroller, mustve missed your remark as I see its quite old...as the tree has got this year..much more gnarled and larger too.
