I suppose flooding could be a problem, though. Years ago I lived across the road from the Musconetcong River in New Jersey and we had some major storms in which the river flooded nearly up to the roadside. The ground sloped up rather sharply from the river to the road, and that was the only thing that saved us. Not all of my neighbors were that lucky. I remember my neighbor's cows huddled on the one dry patch of land they could find - the barn and most of the pasture was under water!

The river would have to rise another 10 feet and there is a good wall to keep it out you can see the ladder in the photo I use it to get down to the river to do some fishing.
