We dug a big trench and sink hole which we laid drainage pipes in and then filled with loose gravel. This was to help drain away the considerable amount of water that was running off the clay soil left after the builders built the house. The sink hole is now hidden under the patio and the additional decorative gravel on this level further helps with drainage. We've not had a problem at all since.
