180 year old conker tree that seems unwell.

This is our beautiful 180 year old conker tree which is on the lock side but it seems unwell. We have noticed this year that it seems to be shedding its bark quite a lot. First you hear a loud creaking sound then several pieces of bark fall to the ground.
This tree does have a preservation order on it so we may have to get expert help in.
I was hoping that one of you out there may no what the problem is? I have also put a photo showing how the bark is looking.
