Having been seemingly healthy for the last 21 years since we puchased the house and garden complete with tree, it has grown successfully in our clay dominated garden, However the tree has this Summer developed brown leaves over the bottom quarter of its height.
HELP?

this might just be a natural process - these trees do eventually lose the bottom branches, and it starts with browning of the leaves. If the tree is otherwise healthy and growing still, that's probably what it is. You should remove those branches which have died back when they're completely dead.
