First though, check the stems and backs of leaves and branches generally - you're looking for scale insect. If they're present, sooty mould often occurs on the leaves at the same time. Treat the scale if present, and clean off the sooty mould or spray with a fungicide.

Its caused by aphids - spray them and later on wash the leaves gently. I know this could be a major job but it does work.
