yes its a variegated variety, turns white and green in summers, gets a reddish tint in winters.

I just noticed this is Hibiscus schizopetalus 'variegata'. I have the green form, myself. It's a common landscape Hibiscus shrub here in San Diego.

I looked up Hibiscus schizopetalus , whose main character seems to be its "split re curved petals". My plant has complete petals, i will put a close up photograph of the flower. It is most probably some variety of Hibiscus rosa-sinensis, there are so many forms its very confusing.

Hibiscus schizopetalus has flowers which hang down. The flowers are pendulous.
I know what you mean: There's so many hundreds of varieties of H. rosa-sinensis which grow here in San Diego...it's difficult to keep up. Almost every yard here has at least one or more.

Looks great. Cant say I've seen variegated Hibiscus before. Lights up that area.

Really? I have to take a look. Thanks. Is that on the same street as Grove way Bonsai? farther west on that street? I don't think I've driven down that road past the Bonsai Nursery.

Yes, it actually froze to the ground in the worst freeze: Dec. of 1990 and grew back. I'm not sure if it's still there, though. I haven't gone by there in a long time. I used to live close to that area many years ago.
It was located very close to where the bonsai nursery used to be (or is).
