not a true palm, despite the common name.
It is in the landscape in front of our gated community.

Judging by the amount of growth it likes the location.
The rocks provide the heat at night. But it is exposed to quite a bit of traffic.

I'm surprised it's not blooming. They typically bloom late summer and can bloom through early winter.
