Thanks - we had to jump through hoops to be allowed to build the garden room! It had to be built of the same stone as the house, have reclaimed tiles, and so on...but it is such an asset.

The 'Powers That Be' would not have allowed a PVC add-on, nor would we have desecrated our lovely house - it had to look right with a listed building. We don't know how we managed without it, now.

Our last home was a grade two building and the council are very strict on what you can do and what you can't. My way of thinking is Spritz that as long as you look after the old building you should be able to increase the size and build on as long as it is in good taste and within keeping of the old one. Families want larger homes now, but the councils can be quite stubborn about increasing the size of a grade two.
